What Does It Cost to Build a Custom Home in Denver?

It’s the first question almost everyone asks, and the hardest one to answer with a single number — because no two custom homes are the same. Here’s the honest range, and what moves a project up or down inside it.

The short answer

Most of our custom homes cost between $450 and $750+ per square foot to build, depending on design complexity, finishes, and site. Most custom projects finish between $1.5M and $3M for the hard costs — that does not include land or design expenses. Ultra-high-net-worth clients tend to spend $3M+ for luxury builds with complex architecture and premium finishes.

Every home is priced for its specific size, design, finishes, and site. The ranges above are a starting point for planning, not a quote.

What moves the number

Size. The single biggest driver. The same level of finish costs more across 8,000 square feet than 3,000 — though cost per square foot often comes down a little as a home gets larger, since some costs don’t scale with size.

Design complexity. A straightforward two-story plan costs less to build than the same square footage with cantilevers, curved walls, double-height spaces, and a complicated roofline. Architecture you notice usually costs more to execute.

Finishes. This is where budgets move fastest. Standard-grade fixtures and surfaces versus custom millwork, natural stone, and imported tile can swing a project by hundreds of thousands — and it’s the part of the budget a client controls most directly.

Site. A flat, clear lot in Washington Park builds differently than a sloped lot in Cherry Hills Village or a tight infill site in Bonnie Brae. Grading, excavation, access, and soils work all show up in the number before the first wall goes up.

What the range does not include

Land and design are separate. The $450–$750+ per square foot and $1.5M–$3M figures are hard construction costs. If you already own the home or the lot, you’re ahead on that front; if you’re still looking, we can help you find one — that’s one of the first questions on our inquiry form.

How long does it take?

On average, our team builds a custom home in about 13 months — though windows and other long-lead materials can stretch that, and a complex project takes longer. Planning, design, and permitting come before that clock starts, so the earlier the conversation starts, the smoother the timeline runs.

Where we build

Caliber has built custom homes across Denver since 2006 — Washington Park, Cherry Creek North, Belcaro, Bonnie Brae, Observatory Park, Platt Park, Cherry Hills Village, and elsewhere in Denver and beyond. The neighborhood matters to the budget too: lot conditions, teardown requirements, and neighborhood design standards all factor in.

The next step

If you’re thinking about a custom home, a remodel, or an addition, the fastest way to get a real answer for your project is to tell us about it — what kind of project, where it is, roughly how big, and when you’d like to start. That’s what our inquiry form asks, and it’s what we use to give you an honest read on whether the project fits.
